AREAS WE BUILD IN

Renovating in
Sea Ranch Lakes.

Sea Ranch Lakes is a gated community of just over two hundred mostly single-family properties. It was developed in 1956 and the village incorporated in 1959. Many of its homes have since been torn down or heavily renovated.

Three kinds of lot

About twenty-eight estates sit directly on the Intracoastal. Others face the two interior lakes, Seneca and Cayuga, and there are dry lots as well. The beach club owns the roads, the parks and the lakes.

Each lot type asks a different question. Intracoastal estates raise seawall and dock work, lake homes raise lake-edge work, and dry lots are mostly about the house itself. Because roads and lakes belong to the club, it is also worth asking how contractors reach the site and where materials are staged.

Rebuild or renovate

The sources describe contemporary homes standing next to retained Old Florida facades, and significant renovation of homes from the 1960s. Both paths are in use here, so the first visit should settle which one fits the house.

Keeping a facade while rebuilding behind it is a different job from a clean new house. It asks for a builder who can coordinate with the architect and protect what stays. Mike personally manages a limited number of projects, and coordination is part of how he works.

Approvals before design

Because the beach club owns the common ground, ask what approval process applies to exterior work, and check with the village about permits. As general knowledge, an association review can add time, so it belongs at the start of the schedule.

Questions owners ask

Who approves exterior work in Sea Ranch Lakes?+

The research does not give the process. The beach club owns the roads, parks and lakes, so ask the club what review applies, and check with the village about permits, before you design.

Can I keep my existing facade?+

The research describes contemporary homes standing next to retained Old Florida facades. Whether that works for your house depends on its structure, so a site visit comes first.
