AREAS WE BUILD IN

Renovating in
Hillsboro Beach.

Hillsboro Beach is a thin barrier island with the ocean on one side and the Intracoastal on the other. Its oceanfront estates are being rebuilt, and its condominium buildings line A1A. Both ask for a builder who plans around coastal rules and seasonal owners.

The Hillsboro Mile estates

The town is described as renewing itself, with older homes largely being replaced by newer ones. Several recent sales and two current listings in the research are new construction. The estates are large oceanfront parcels with substantial beach frontage.

The island is only about nine hundred feet wide. Vacant lots across A1A reach the Intracoastal and are titled with the oceanfront home, and the research mentions Intracoastal slips for boats up to one hundred and twenty five feet. A project here can include the house, a west-side dock and the seawall.

Owners of estates at this scale often ask about elevators, wine cellars, media rooms, zero-edge pools and outdoor kitchens, which is general knowledge, not a Johnson claim. Mike's brochure names waterfront work, outdoor living and entertaining among Johnson's areas.

The condominium corridor

Condominium buildings stand on both the oceanfront and Intracoastal sides of A1A. The research says the multifamily buildings are mostly from before 2000, and one listing describes a 1968 high-rise. Rosewood Residences is a newer luxury building.

Unit remodels in older buildings include kitchens, baths, flooring and windows, all under association rules. Associations also run building-wide programs for balconies, windows and concrete, which an individual owner does not control.

Wikipedia reports about half of the town's housing units vacant, which points to seasonal ownership. That shapes work windows, and it is why direct communication with the contractor matters when the owner is away.

Rules to check with the town

Oceanfront lots can fall under a coastal construction control line, sea turtle lighting limits and a coastal flood zone. These are the kinds of rules the research flags, not statements of what any of them require. Check with the town which apply to your lot before you design.

Questions owners ask

What coastal rules affect an oceanfront rebuild?+

The research points to a coastal construction control line, sea turtle lighting and flood-zone requirements for oceanfront lots. The details depend on the lot, so check with the town before you design.

Does a vacant lot across A1A go with the oceanfront home?+

The research says vacant lots across A1A that reach the Intracoastal are titled with the oceanfront home. Confirm the ownership and dock rights for your own parcel.
