Renovating in
Venetian Isles.

Lighthouse Point. Homes here include waterfront estates and 1950s and 60s ranch and contemporary homes. What the city and local broker guides say about building here, and what usually comes up when a house is renovated.

  1. 01

    The houses

Homes here include waterfront estates, 1950s and 60s ranch and contemporary homes and newer coastal-modern builds. Original homes mostly late 1960s to mid 1970s (listings show 1967, 1969, 1974); newer rebuilds exist (listings show 2005, 2008, plus current new construction).

  2. 02

    The lots and the water

The water here is canals and the Intracoastal. Wide variety: one listing cites a 12,985 sq ft lot with 150 ft of canal frontage; another about 200 ft of dockage. Broker copy: about 18 miles of waterways, large turning basin, no fixed bridges, no HOA.

  3. 03

    Tear down or renovate

Older 1960s-70s homes sold as 'open to renovation or redevelopment' on 100-150 ft canal lots; teardown-to-estate pattern. Older homes here are often replaced rather than renovated. Which one makes sense for the lot and the budget is worth settling early.

  4. 04

    Seawalls and docks

Seawall, dock, boat-lift and turning-basin frontage upkeep. On the water, the seawall and the dock are part of the project. Their condition and permits are looked at first, not after the kitchen is done.

  5. 05

    Flood zone and elevation

Flood elevation and FEMA substantial-improvement rules on original-slab homes. Many older, low-lying homes here sit in flood zones. When the cost of work passes half of what the home is worth, the rules can require it to meet current flood standards, so this is checked before the design is final.

  6. 06

    Impact windows and roofs

Roof, impact glass, electrical and plumbing replacement in 50-60 year old construction. Wind-rated windows, doors and roofs are standard in a coastal renovation, and an older house usually needs them updated as part of the scope.

  7. 07

    Pools and outdoor living

Pool, summer kitchen and outdoor living additions. Pools, summer kitchens and terraces extend the house toward the water. They are planned with the seawall, the setbacks and the drainage in mind.
