Renovating in
Riviera Isles.

Fort Lauderdale. Homes here include waterfront estates and Mediterranean and Spanish-style homes. What the city and local broker guides say about building here, and what usually comes up when a house is renovated.

1. 01

   The houses

Homes here include waterfront estates, Mediterranean and Spanish-style homes and newer coastal-modern builds. Some homes date to the 1930s; significant reconstruction ongoing.

2. 02

   The lots and the water

The water here is canals. Three-finger canal formation south of Las Olas; about 18 homes per side of each peninsula; every home has a backyard slip of about 100 ft; listings on lots of about 0.14 to 1.21 acres.

3. 03

   Seawalls and docks

Seawall and dock work for 100 ft slips. On the water, the seawall and the dock are part of the project. Their condition and permits are looked at first, not after the kitchen is done.

4. 04

   Flood zone and elevation

Flood-zone elevation and impact windows. Many older, low-lying homes here sit in flood zones. When the cost of work passes half of what the home is worth, the rules can require it to meet current flood standards, so this is checked before the design is final.
