Renovating in
Las Olas Isles.

Fort Lauderdale. Homes here include waterfront estates and Mediterranean and Spanish-style homes. What the city and local broker guides say about building here, and what usually comes up when a house is renovated.

  1. 01

    The houses

Homes here include waterfront estates, Mediterranean and Spanish-style homes, newer coastal-modern builds and townhomes. Islands dredged in the 1920s land boom; one broker page dates the area to the 1930s; older homes are being replaced by 2000s-2020s builds.

  2. 02

    The lots and the water

The water here is the Intracoastal and canals. Finger islands with canal-front lots; broker listing data shows lots of roughly 0.27 to 0.92 acre; docks about 75 to 100 ft.

  3. 03

    Tear down or renovate

Tear-down and rebuild of older coastal-Mediterranean homes into contemporary builds. Older homes here are often replaced rather than renovated. Which one makes sense for the lot and the budget is worth settling early.

  4. 04

    Impact windows and roofs

Full-gut renovations adding impact glass, new roofs, smart-home and updated kitchens/baths on pre-2000 homes. Wind-rated windows, doors and roofs are standard in a coastal renovation, and an older house usually needs them updated as part of the scope.

  5. 05

    Seawalls and docks

Seawall and dock repair or replacement for 75-100 ft deep-water frontage. On the water, the seawall and the dock are part of the project. Their condition and permits are looked at first, not after the kitchen is done.

  6. 06

    Flood zone and elevation

Flood-zone elevation and FEMA 50 percent rule limits on renovating older low-lying homes. Many older, low-lying homes here sit in flood zones. When the cost of work passes half of what the home is worth, the rules can require it to meet current flood standards, so this is checked before the design is final.

  7. 07

    Pools and outdoor living

Pool, summer kitchen and outdoor living additions. Pools, summer kitchens and terraces extend the house toward the water. They are planned with the seawall, the setbacks and the drainage in mind.
